I take a small number of homes a year. It is not modesty, it is arithmetic – it is the only way I can be at every home open and still answer the phone myself.

No handover

The person you meet at the appraisal is the person who runs the campaign, sits in the negotiation and rings you on settlement day. There is nobody to be passed to.

The work before the campaign

Who the likely buyer actually is, where they are searching from, and what these streets say your home is worth. Most of the value is decided before anything goes live.

Ring the last three

Before you decide, ask me for the phone numbers of the last three people I sold for. With their blessing, I will give them to you. Not the best three. The last three.

How I got here

1991Packing fruit at four in the morning···
Four fashion stores, gone in the early-90s recession, at twenty-six. I started in real estate that May. For the first five months I packed fruit from 4am and waited tables at night to keep going.
1994Moving in, north of the highway···
I stopped selling in the suburb and started living in it. Thirty years on the same streets, taking the kids to the bike paths near Karrakatta, riding to the beach in about twelve minutes.
1999The planning scheme nobody read···
A change to the scheme quietly redrew what could be built on a whole set of blocks. Twenty-seven years later it still explains why two houses on the same street are worth different money.
2003First shift as a lifeguard···
Volunteer lifeguard at North Cottesloe, every season since. It is the beach before five most mornings, and it is where I learned that preparation is most of the job.
2006A house I still ring about···
I sold a house that year and rang the owner two decades later, off an old deal sheet, to say congratulations on twenty years. That call is the whole business, really.
2013Back, under my own rules···
Fewer listings. No assistant. Every call mine. The version of the job I actually wanted to do.

It has everything to do with why I am calm when a campaign gets noisy, and why I would rather tell you something you do not want to hear early than manage you around it for six weeks.
